How Buyer’s Agent Fees work in Valencia
In the Valencia region, it is customary for both the buyer and the seller to pay a commission to real estate agencies (typically 3% each). With us, you never pay twice.
Our fee structure: 3% (+VAT)
Our fee is a strategic investment in your protection. Crucially, we do not add an extra layer of cost to your purchase.
We negotiate for you: When we find a property listed by another agency, we negotiate directly with them to split the commission.
One fixed fee: You pay us the standard 3% for our full representation. We ensure the seller’s agent takes their share from the seller’s side. Consequently, you do not pay an additional commission to the listing office.
No conflicts of interest: Traditional agents want the highest price to increase their take. Conversely, we focus on the lowest possible price and the best terms for you.
No upfront payments: Our success guarantee

1. Resale properties
For all standard property purchases, there are no upfront fees. You only pay our commission at the moment of completion, when you sign the public deed (Escritura) at the Notary. We only win when you successfully secure your new home.
2. New build & off-plan projects
For new construction or off-plan developments, the process differs slightly. In these cases, our fee is due at the moment you sign the Private Purchase Contract with the builder or developer. This ensures our dedicated support is secured throughout the multi-year construction and delivery phase.

How do you handle the property search process for clients who are not in Valencia?

Why should I pay 3% if I can browse Idealista for free?
Properties listed on public portals aren’t actually ‘free’. In Valencia, for example, if you go directly to a listing agent, they will usually expect you to pay a commission of around 3%. The problem? The agent works for the seller. Their goal is to get the highest price for their client, not you. However, by paying us the same 3%, you get a dedicated expert who works exclusively to protect your money, lower the purchase price and handle all the legal ‘red flags’.
Will I have to pay two commissions, one to you and one to the listing agent?
No, this is the most important part of our service! We negotiate with listing agencies on your behalf. The listing agent receives their compensation from the seller, while our fee covers our representation of you. Although you pay the standard 3% market rate, you benefit from having a Personal Shopper who is 100% loyal to you.
What if I find a property myself that I want to buy?
Even if you find the listing, our value remains the same. Finding the house is only 10% of the work. We perform the technical vetting, verify the legal status (debts, illegal extensions, etc.), and lead the price negotiation. Most of our clients find that our negotiation alone saves them significantly more than the cost of our fee.
Is the 3% fee tax-deductible?
If you are buying the property as a rental investment in Spain, our Personal Shopper fee can often be treated as an acquisition cost. This may help reduce your future Capital Gains Tax when you eventually sell the property. We recommend confirming this with your tax advisor based on your specific residency status.
Why is the payment schedule different for new builds (off-plan)?
For resale properties, we are paid at the notary because our work is finished once you receive the keys. For new builds, the process can take between 12 and 24 months. Throughout the entire construction period, we will be by your side, monitoring progress, attending site visits and ensuring that the developer meets their obligations. Therefore, our fee is payable when the initial private purchase contract is signed, in order to secure our long-term representation.
Is the 3% fee subject to the 21% VAT?
In accordance with Spanish law, all professional services are subject to a 21% VAT (IVA). This will be clearly stated on your invoice. When budgeting for your purchase, remember to allow for an additional 15–17% to cover taxes and professional fees.
